Estimation & Take Offs

Estimation and take offs are a fundamental stage in construction. It allows you to quantify the projects materials and labour only contractors, this information is compiled to form a Bill of Quantities which is where rates are added to the quantities to build up trade contract packages and ultimately pull together an estimate for the project. 

Project Tendering

Moving forward with the project generally requires the procurement of sub-contractors. Subcontractors compete the various trades required to complete the building, these include Groundworkers, Bricklayers, Roofers, Plumbers etc Innovation Surveying can combine the Bill of Quantities with a bespoke Scope of Works document to a range of local contractors. We will then review the quotations received and resolve any tender exclusions or clarifications before submitting the best value contractors for your project

Commercial Management

Providing full commercial support though the duration of you project, Innovation Surveying can write up and procure subcontracts and purchase orders. Value and issue payment notices for interim valuations of subcontract works. Monitor and value project variations as and when they occur. Maintain a cost value reconciliation report to show the projects estimated cost at completion and cost till completion at all times. Agree final accounts with subcontractors on completion of their works.

Project Programming

A common way to track a project progress is by using something called a Gnatt Chart. In essence this is a list of all the tasks needed to complete the project, each task is given a duration and is linked dependently to the previous task. By completing this though all the phases of the project you can put a trackable time scale on the build, this helps a great deal when tracking the preliminary costs of the project. Since delay will cause a longer period on site for the preliminaries (management, fuel, welfare etc)
